Terms and conditions
1. The house ("the House") is offered for holiday rental subject to confirmation by Grekturken Travel AB ("the Agent") to the renter (the "Renter"). The House is owned and let by he owner ("the Owner"). The Agent acts only as an Agent.
2. To reserve the House the Renter shall complete and send to the Agent by e-mail the booking form and, after having received a confirmation e-mail from the Agent, not later than 5 days from the Agent's confirmation, pay a non-refundable deposit of 30 % of the total rent ("the Deposit") to a bank account number assigned by the Agent. This is the formal acceptance of the booking and the rental terms and conditions set forth in this booking and rental agreement.
3. The remaining 70 % of the total rent ("the Balance") shall be paid not later than 45 days prior to the start of the rental period.
4. If a reservation is made later than 45 days prior to the start of the rental period the total rent shall be paid not later than 5 days after the Agent's confirmation.
5. If payment is not received in accordance with the above the Owner reserves the right to cancel the reservation. The Renter will remain liable to pay the Balance, or the total rent if the reservation was made later that 45 days prior to the rental period, unless the Owner is able to re-let the House. If the Owner will be able to re-let the House the Deposit will still not be refundable.
6. The Renter is entitled to cancel the reservation of the House not later than 45 days prior to the start of the rental period, however, without any right of reimbursement of the Deposit.
7. The rental period shall start at 4:00 p. m. on the first day and finish at 10:00 on the last day. The Owner shall not be obliged to offer the accommodation before the time stated and the Renter shall not be entitled to remain in occupation after the time stated. Key to the House shall be picked up and returned in accordance with the Agent's instructions.
8. The maximum number to reside in the House must not exceed the number described in the presentation of the House on www.grekturkentravel.com.
9. The Renter agrees to be a considerate tenant and to take good care of the House and to leave it in a clean and tidy condition at the end of the rental period. Although a final cleaning is included in the price the Renter shall be responsible to pay for any additional cleaning costs if the Renter leaves the House in an unacceptable condition.
10. The Renter shall be responsible for any loss of or damages to the House or any possessions, furnishings or effects belonging to the House or the compound caused by the Renter or any one residing or visiting the House during the rental period. The Renter also agrees not to act in any way would cause disturbance to those resident in the neighbouring houses.
11. The Renter shall report to the Agent without delay any defects in the House or breakdown in the equipment, plant, machinery or appliances in the House or garden. Arrangements for repair and/or replacement will be made as soon as possible and viable.
12. The Owner shall not be liable to the Renter;
-For any temporary defects or stoppage in the supply of services to the House, nor in respect of any equipment, plant, machinery or appliances in the House, garden or swimming pool.
-For any loss, damage or injury, which is the result of adverse weather conditions, riot, war, strikes or any other matters beyond the control of the Owner.
-For any loss, damage or inconvenience caused to or suffered by the Renter if the House should be destroyed or substantially damaged before the start of the rental period and in such event, the Owner shall, within 10 days of notification by the Renter to the Agent, refund all sums previously paid in respect to the rental period.
13. Under no circumstances shall the Owner's liability to the Renter exceed the amount paid to the Owner for the rental period.
14. This booking and rental agreement shall be governed by and construed in accordance with the laws of Sweden without reference to choice of law principles thereof. Disputes shall be settled by the Court of Stockholm ("Stockholms tingsrätt").
